A Day in the Life of a Letting Agent (Yes, We Actually Do Stuff!)

There’s a running joke that letting agents just “sit in offices, drink coffee, and collect rent.” And hey — if only it were that easy.

The reality? Most days are full-on. It’s a mix of planning, problem-solving, and being everywhere at once. Here's a taste of what actually goes on behind the scenes.


7:30am – The WhatsApp Alarm Clock

Before the kettle’s even on, a tenant's messaged: "Hi – the boiler’s not working and we’ve got no hot water."

No problem. We flag it, call it in, and slot it in for later today. It’s handled before most agents even open their doors.


9:00am – Morning Checks

  • Rent payments: who's paid, who hasn't, and what needs chasing.

  • Maintenance updates: what’s in progress, what’s done.

  • Booking viewings for a new listing that just went live yesterday.

You’ve got to stay ahead — or you’ll be playing catch-up all week.


10:15am – First Viewing of the Day

We’re meeting a couple at a 2-bed house just outside Wisbech. They’re five minutes early (rare), but they’ve already driven past twice this week to check the area. Serious applicants? Maybe.

We give them the tour, answer questions, and note anything we need to feed back to the landlord.


11:30am – Quick Maintenance Drop-In

Swing by a property to look at a loose tap. It’s one of ours, so we sort it there and then. No waiting, no logging a ticket, no chasing someone else. Job done in ten minutes.


1:00pm – Landlord Call

New landlord. Recently inherited a property and doesn’t know where to start. We talk them through:

  • Legal checks

  • Getting it tenant-ready

  • What the realistic rent might be

They’re relieved it’s not as overwhelming as they thought.


2:30pm – Catching Up on Paperwork (the Glamorous Bit)

Tenancy agreements, deposit protection, right to rent checks, referencing results — all the behind-the-scenes work that keeps everything compliant.

It’s not exciting, but it’s what keeps landlords safe and tenants secure.


3:30pm – One More Viewing

Last-minute call from someone who saw a listing on Facebook. We’re nearby, so we make it happen.

They like it, they’re ready to apply, and we give them a form before we even leave the street.


4:00pm – A Quick Fix Before Home

Drop into another property to sort a small plumbing issue ourselves. No delays, no drama. Done by 4:30pm, home by 4:45.


No Two Days Are the Same — But That’s the Job

Being a letting agent isn’t just handing over keys or sending emails. It’s solving problems, staying organised, and making sure things don’t fall through the cracks.

Some days it’s calm. Others are pure chaos. But we love it, and we take pride in doing it properly.
